The welcoming area has to be just that. Make sure you get the property presentation just right. Ideally it should be as light and airy as possible.

Tempting as it is, don't leave items such as shoes, umbrellas, golf clubs, bags and excess coats. Not only does it look untidy, it looks like there’s a lack of storage. Make sure any coats on show are kept to a minimum with shoes and other items out of sight.

The dark, dull hallway has been brought to life by simply painting the dark woodwork matt white.

A radiator cover adds a functional surface and hides the ugly radiator.

The elegant, large mirror bounces light around the area creating a more welcoming environment.

Placing a large feature vase filled with fresh lilies adds interest and a lovely natural aroma.

The coats on the rack are minimised and tided with all the clutter removed.
